For document checks, due diligence, guides and drivers.

The short version
- A check reports what we found on a date. It does not guarantee a title.
- We are not notaries or lawyers, and a report is not legal advice.
- Instruct your own notary before you pay a substantial sum, whatever a report says.
- Guides, drivers and professionals we introduce are independent of us.
- We quote before we start, and we do not start until the quote is accepted.
This summary is here to help you. It is not part of the agreement, and the numbered clauses below are what applies.
1. What these terms cover
These terms apply to every service you order from us, and alongside our general terms of service.
The services are:
- document and title checks, where we examine papers and make enquiries about a property, a plot or a vehicle;
- due diligence, a wider set of enquiries about a transaction or a business;
- market research, where we report on prices and demand;
- representation, where a member of our team attends somewhere on your behalf;
- live video viewings, where we walk you through a property by video;
- tour guides and airport pickup or driver services.
You accept these terms when you submit a request and again when you accept a quote.
2. How an order works
You send a request describing what you need. It costs nothing and commits you to nothing.
We reply with a quote: the price, what is included, and how long we expect it to take. A quote is valid for the period stated on it.
Work starts when you accept the quote and the fee is confirmed against our records. We do not start on the strength of a screenshot.
If we find during the work that the job is materially different from what you described, we stop, tell you, and quote again. You may accept, or stop and pay only for work already done.
You may cancel before work starts and we refund in full. Once work has started we refund what has not been used, and where a registry or office fee has already been paid on your behalf it is not refundable.
3. What a document check is
A check is an examination, on a stated date, of the documents you or the seller provided and of the enquiries we describe on our verification page.
We report what we found: what the document says, whether it appears regular on its face, what the enquiries we made returned, and anything that looked inconsistent.
Where we could not establish something, we say so. A report that says a matter could not be established is telling you about a real risk, not about an oversight.
A report is written for you, for the transaction you described, and on the date shown. Another person cannot rely on it, and you should not rely on it for a different transaction or at a much later date.
4. What a check is not
A check is not:
- a guarantee that a title is valid, that it will stay valid, or that it will not be challenged by anyone;
- a guarantee that the seller owns what they are selling, that they have the authority to sell it, or that they will complete;
- a search of every register, office and court in Cameroon. We describe the enquiries we make and we make those;
- an assurance that a document shown to us is genuine, where the forgery is good enough to pass an examination of the kind described;
- a structural survey, a valuation, a mechanical inspection or an environmental assessment, unless we say we carried one out;
- legal advice, and it does not create a lawyer and client relationship between us;
- a substitute for your own notary, who completes the transaction and whose duties are different from ours.
Records in Cameroon can change and can be incomplete. A person can obtain a document after we look. A dispute can be filed the day after we report. This is why a check speaks as at its date and why we put that date on it.
Where a check is older than the validity period shown on our verification page, treat it as out of date.
We recommend in every case that you instruct your own notary before paying a substantial sum. If a report says everything is in order and you decide not to, that is your decision to make with that information.
5. Trips, guides and drivers
A guide or driver booking is confirmed when we tell you it is confirmed and name the person, the meeting point and the time.
Guides and drivers are independent contractors, not our employees. We select them, check the documents we say we check, and pay them through the platform so that nobody asks you for cash on the road.
You are responsible for your own travel insurance, for your visa and entry requirements, and for your own belongings.
A driver drives. They are not a security escort and they are not responsible for your safety beyond driving carefully and lawfully.
Where weather, a road closure, illness or another event outside our control prevents a trip, we will offer a replacement where we can, and otherwise refund what was not used.
Cancellation terms are stated in the quote. Where you cancel at short notice the guide or driver has usually turned other work away, and the quote says what is retained.
6. Partners
Notaries, lawyers, surveyors, valuers, mechanics, inspectors, guides and drivers engaged through us are independent professionals.
Where we describe a partner as checked, we checked the documents listed on the partner page on the date shown. That is not a warranty of the quality of their work.
Our responsibility is to choose a partner with reasonable care and instruct them properly. Their work is theirs, and where they are a regulated profession they answer to their own body.
Where you instruct a partner directly, we are not a party to that engagement at all.
7. Timescales
The time in a quote is our honest estimate based on how long the work usually takes.
Registries, land offices, courts and local authorities work at their own pace, and we do not control them. A delay there is not a failure by us.
We tell you when something is taking materially longer than quoted, and why.
8. What you must do
Give us complete and accurate information, and tell us anything you already know that is relevant, including any dispute you are aware of.
Send the documents we ask for. We cannot check a paper we have not seen.
Tell us if anything changes while the work is running.
Where you knowingly withhold something material, or give us false information, we may stop work, keep the fee for work done, and we are not responsible for a conclusion that the missing information would have changed.
9. Confidentiality
We keep what you tell us confidential, and we use it only for the work you asked for.
We disclose it where you tell us to, where a partner needs it to do the work, or where the law requires it.
We keep reports for ten years because they may need to be produced. The privacy policy sets out how your information is handled.
10. Our responsibility for a service
We carry out a service with the reasonable care and skill of a competent person doing that work in Cameroon.
Where we fail to do that and you lose money as a foreseeable result, we are responsible for that loss, subject to what follows.
Our total liability for any one service is limited to the fee you paid for it, unless the law does not allow that limit.
We are not responsible for a loss caused by something outside the scope of the work, by information withheld from us, by a forgery that a check of the kind described would not reveal, by a change in the records after the date of the report, or by a decision you took that the report advised against.
We are not responsible for business losses, for loss of profit, or for the loss of an opportunity.
Nothing here limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot lawfully be limited, and your rights under Cameroonian consumer law stand whatever this document says.
11. If you are unhappy
Tell us within thirty days of receiving the report or completing the trip, in writing to [email to be completed], setting out what you say went wrong.
We will review the file and reply. Where we got something wrong we will put it right, redo the work, or refund, as is appropriate.
